What to look out for when shopping around for a Home Inspection 

Careful thought should be given to choosing an inspector. The report is a professional opinion based on the experience and education of the individual actually performing the inspection. This opinion can cost you much more than the cost of a home inspection if it leaves out critical flaws or repairs needed. Choosing the right inspector should be based on their qualifications, experience, and most of all how comfortable you feel with the inspector. These criteria are far more important than a small price difference between some inspection companies.  

 

Additionally, any reputable inspector will welcome your questions and want you to be completely comfortable with his qualifications. Don’t hesitate to check Inspector’s credentials. Ask about his specific education and experience related to building construction, renovation, and maintenance

You will no doubt discover a wide difference in price between home inspection companies. Why is this? Two reasons: the complexity of the inspection and qualifications of the inspector. Older, large houses with crawlspaces, pools, and problems cost more than small new homes on slab foundations. Also, when talking about quality, you get what you pay for.

Look at the experience, credentials, time spent at the inspection, individual attention received, and the inspection format. After this, consider the value of the investment, and the risk. No home inspector will catch 100 percent of the problems, but some will shed far more light on them than others

Price alone should not be the deciding reason to hire a home inspector, doing so could end up costing you thousands later. Our home inspection prices reflect our experience in the home inspection business and our commitment to continuing education. We don't adjust or modify our prices in an effort to compete with home inspection companies with less experience or knowledge.

How our fees are calculated

Inspection fees are based on the square footage of the building(s) to be inspected. However, other factors can increase the cost. Additional pricing considerations may include the age of the building, raised foundations, basements, detached or outbuildings, multiple heating/cooling units, travel distance, etc.

2,001 - 2,500 sq/ft - $745

2,501 - 3,000 sq/ft - $820

3,001 - 3,500 sq/ft - $895

4,001 - 4,500 sq/ft - $1,045

4,501 - 5,000 sq/ft - $1,120
