About Well & Septic Systems

Septic System:

The Septic Systems is an essential component of any home’s functionality and value and shouldn’t be overlooked. All home buyers should always have a septic system inspection before purchasing a home to ensure the health, longevity, and any past known defects. Failing to inspect and discuss the septic tank system with the owner could cost you thousands of dollars after you own the property. A lot of people think that if the toilets flush and the water drains out of the sink that everything is working fine, but that doesn’t necessarily mean that everything will be working tomorrow.

Well System:

Well inspections are critical when buying a home with a well as the primary water source. Buyers considering homes in rural settings will often encounter homes for sale that get their water from wells. A Well System flow test will help determine if there is a problem with the well or its associated equipment such as the pump and storage tank that requires further evaluation or repair by a professional well contractor. A well flow test is not a drawdown or recovery test. 


Septic systems are almost certain to fail given enough time, which usually means waste is leaking out of the system and into the ground. If there is less than an acre of property, the well and septic system is probably close enough that the septic system leak will contaminate the well. We advise you to verify with your town/municipality or a licensed well contractor that the location of the well is a sufficient distance from the septic system and drainage fields to prevent contamination.

What We Inspect During Your Well & Septic Inspections:

Our technicians are efficient and thorough, providing you with the necessary information to make an informed purchasing decision.

Included with our Septic System inspection service:

We locate, uncover, and access the tank(s)

  • Inspect the condition of the septic tank/baffles/tees for cracks, deterioration, or missing components.

  • Determine if the access covers to the septic tank are adequate and having proper cover(s).

  • Inspect the condition of the septic tank for structural soundness.

  • Determine liquid levels and sludge depth.

  • A video camera inspection of the inlet and outlet pipes.

  • Introduce 150 gallons of environmentally friendly dyed water into the septic system.

  • Monitor the liquid level reaction within the septic tank.

  • Probe and inspect absorption area to determine the location and inspect for excessive moisture, effluent, and/or odor.

  • A written report will be submitted that clearly outlines any/all findings.

Included with our Well System inspection service:

All visible components of the Well system will be inspected. This includes:

  • Well head (if above ground and visible)

  • Pressure (storage) tank

  • Visible piping and wiring

  • Well pump

  • A written report will be submitted that clearly outlines any/all findings.


Only jet pumps, which are typically located next to or on top of the storage tank can be visually inspected. If a well has a submersible pump (meaning the pump is inside the well shaft) it is not visible and can not be inspected.
