Mold inspection occurs at the home, where the home inspector conducts a visual inspection of the house. Mold testing occurs at a laboratory from samples taken at the mold inspection. The samples that have been collected are examined in carefully controlled conditions.

Mold is a type of fungus that grows indoors and outdoors. It thrives in moist, warm conditions and reproduces by means of tiny, lightweight spores that travel through the air. You’re exposed to mold every day. In small amounts, mold spores are usually harmless, but when they land on a damp spot in your home, they can start to grow. When mold is growing on a surface, spores can be released into the air where they can be easily inhaled. Mold remediation usually includes disposal of moldy porous building materials (drywall, insulation, etc.) and cleaning and disinfecting carpet and personal items if they can be saved. Have a post-remediation inspection done to ensure that the remediation was performed properly.
